  • Goal: Information gathering and alignment.

    Inspiration Review: Analysis of client Pinterest/Houzz boards to identify recurring themes (e.g., "modern farmhouse," "high-contrast," "natural textures").

    Lifestyle Questionnaire: Reviewing the document we created to define functional requirements.

    Site Analysis & Planning: Reviewing the Topography & Survey to determine building orientation.

    • Identifying Sun Path & Views to place windows and outdoor living areas.

    • Evaluating Zoning & Setbacks to define the buildable "envelope."

  • Goal: Establishing the footprint and flow.

    Space Planning (Adjacencies): Bubble diagrams showing how rooms relate (e.g., Kitchen near Garage for groceries; Primary Suite away from noisy living areas).

    Initial Floorplans: 2D "thin-line" drawings showing room dimensions and door placements.

    Massing Studies: Simple 3D shapes to show the home's scale and height relative to the site.

  • Goal: Refining the shell and the systems.

    Exterior Materiality: Selecting siding (stone, brick, wood, or metal).

    • Roofing material selection (standing seam metal vs. shingles).

    Fenestration (Windows & Doors): Selecting window types (casement, double-hung, or fixed).

    • Specifying frame materials (black aluminum, wood-clad, etc.).

    • Sizing "hero" doors (pivot front doors or large stacking glass sliders).

    Mechanical Systems Selection: Choosing HVAC types (e.g., high-efficiency heat pumps vs. traditional forced air).

    • Identifying locations for mechanical closets, chases, and outdoor condensers.

    • Initial lighting and electrical "logic" (where do we need floor outlets or specialized task lighting?).

  • Goal: The technical "Instruction Manual" for the builder.

    Final Technical Floorplans: Dimensional plans with wall thicknesses and structural notes.

    Exterior Elevations: Detailed views of all four sides with material callouts and vertical dimensions.

    Schedules: Window & Door Schedule: A numbered list of every opening, its size, and its manufacturer.

    • Finish Schedule: Comprehensive list of every paint color, tile, and flooring type.

    Reflected Ceiling Plan (RCP): Locations for lighting, HVAC registers, and any specialized ceiling treatments (beams, coffers).

  • Goal: Getting the project "Legal" and "Contracted."

    Permit Submission: Submitting the CD set to the local building department for review.

    Contractor Bid Review: Ensuring the builder's quote reflects the exact materials and systems selected in Phase 3 and 4.
